Garden Rooms & Timber Studios in County Armagh

Insulated timber-frame studios with a proper foundation and a real roof.

County Armagh is a county of Georgian town houses, brick terraces and dispersed rural farmsteads. That is exactly the kind of building stock a garden room has to be drawn around, so we allow for it at survey stage rather than on fitting day — walls get checked for wind and plumb, floors for level, and the setting-out is taken from the worst reading, not the best.

How we approach it

We build garden rooms & timber studios as cabinetmakers rather than fitters: machined joints, real carcass construction, and a finish applied under workshop conditions before anything reaches your County Armagh address.

How we build it

Carcass work is birch ply or MR MDF depending on span and load. Face frames and doors are solid hardwood. Everything is machined on the same setting so stiles, rails and reveals line through, and shadow gaps stay parallel from one end of the run to the other.

Finish and materials

Finishing happens in the workshop wherever possible. Sprayed paint gives an even film that brushwork cannot match, and the only work left on site is the final touch-in around scribes and fixings.

Straight answers

Garden Rooms & Timber Studios in County Armagh — common questions

Can it have water and drainage?

Yes, if there is a route to the existing drainage. A cloakroom or a small kitchenette is common. It usually pushes the project into building control territory, so we plan it in from the start.

How long does a garden room take to build?

Eight to twelve weeks from order, with two to three weeks on site once the base is in. The base itself is usually a separate week, ahead of the main build.

Do I need planning permission for a garden room?

Usually not, under permitted development, provided it is single storey, under 2.5m high within 2m of a boundary, not forward of the principal elevation, and covers no more than half the garden. Listed buildings, conservation areas and designated land have tighter rules — we check before quoting.

Can I use it all year round?

That is the point of building it properly. A fully insulated timber frame with a warm roof, double glazing and an air-source or electric heater is comfortable in January. A summerhouse specification is not.

How long does a bespoke job take from order to fitting?

Most fitted furniture runs four to eight weeks from approved drawings to fitting day. Kitchens, staircases and timber windows are longer at eight to fourteen weeks because the components are larger and the finishing schedule is longer. We give you a date band at quotation and confirm the fitting week once the drawings are signed off.
