The difference between a fitted job and a fitted-looking job is the setting out. For boot rooms & cloakrooms in your home we rod the job first, so what arrives on site already accounts for the bows, the skirting and the ceiling line.

How we build it

Timber is chosen for the room it is going into. Painted work is built in tulipwood and moisture-resistant MDF because they hold a crisp arris and take a sprayed finish without grain rise. Where the grain is meant to be seen we use European oak, walnut or ash, with veneers laid so the figure runs continuously across a set of doors.

Finish and materials

You can have it primed for your own decorator, sprayed in any RAL or heritage colour, or left in oiled timber. Oiled finishes can be refreshed at home; sprayed finishes are harder wearing and are what we recommend for kitchens and anything at knee height.

Boot Rooms & Cloakrooms — common questions

How much hanging space per person?

Allow 300mm of rail or two hooks per person for everyday coats, plus a shared section for the bulky winter items. Families always underestimate this.

Should there be a bench?

Yes. A 450mm-high bench with open shoe storage beneath is the single most useful thing in a boot room — it is where boots come off, which is the whole point of the room.

What finish survives wet coats and muddy boots?

Sprayed two-pack lacquer on MR MDF, or oiled oak. Standard emulsion or brushed eggshell will mark at knee height within a season.

Can you build in space for drying?

A drying zone with a slatted shelf over a radiator, or a rail on a pulley, works well. It needs ventilation — a boot room that traps damp will smell within weeks.

What about dog kit?

A dedicated low cupboard for leads, towels and food, plus a wipe-clean floor area for a bed or a bowl. A pull-out step also helps for washing a muddy dog in a low sink.

Do I need a separate room for this?

No. A 1.5m run in a hallway or a section of a utility room works. The value is in the arrangement — bench, hooks above, closed storage below — not the square metres.

Can you include a sink?

Yes, and a deep Belfast is the practical choice. We build the cabinetry and worktop around it; the plumbing connection is a separate trade.

How high should the hooks be?

1,700mm for adults, with a second row at 1,100mm for children. Adjustable rails are not worth it — fix them, and add the lower row from the start.
