That is exactly the kind of building stock a garden room has to be drawn around, so we allow for it at survey stage rather than on fitting day — walls get checked for wind and plumb, floors for level, and the setting-out is taken from the worst reading, not the best.
How we approach it
Walls in Flintshire are rarely square and floors are rarely level. A garden room that is built in a workshop to a nominal size will show every millimetre of that. We survey first, scribe on site, and finish so the joint line disappears.
How we build it
Carcass work is birch ply or MR MDF depending on span and load. Face frames and doors are solid hardwood. Everything is machined on the same setting so stiles, rails and reveals line through, and shadow gaps stay parallel from one end of the run to the other.
Finish and materials
You can have it primed for your own decorator, sprayed in any RAL or heritage colour, or left in oiled timber. Oiled finishes can be refreshed at home; sprayed finishes are harder wearing and are what we recommend for kitchens and anything at knee height.

Does it need building regulations approval?
Not if it is under 30 square metres, single storey, contains no sleeping accommodation and is more than one metre from a boundary or built from non-combustible material. Add a shower or a bed and the position changes.
What cladding lasts best?
Siberian larch or western red cedar on a ventilated batten cavity. Both silver gracefully without treatment. Thermowood is a good-value alternative with similar stability.
Will it add value to the house?
A properly built, insulated and powered garden room typically returns most of its cost and makes the house more sellable. A cheap timber shed with a plug socket does not.
What foundation does it need?
Either a reinforced concrete raft or a screw-pile and steel frame system. Screw piles suit sloping or tree-rooted gardens and go in within a day; a raft suits flat ground and heavier buildings.
Do I need to empty the room before you fit?
Clear the working wall and anything fragile. We bring dust sheets and a vacuum-extracted saw, but fitting makes dust and we would rather your furniture was out of the way. For kitchens we will agree a sequence with you so you keep a sink and a kettle for as long as possible.
