Gwynedd is a county of slate-roofed stone cottages in quarrying villages and coastal holiday properties. That is exactly the kind of building stock a garden room has to be drawn around, so we allow for it at survey stage rather than on fitting day — walls get checked for wind and plumb, floors for level, and the setting-out is taken from the worst reading, not the best.
How we approach it
Off-the-shelf units are made to standard sizes and then filled out with scribe strips. Our garden room work is cut to the dimensions taken from your Gwynedd property, so there is no packing, no filler and no gap that opens up in year two.
How we build it
Carcass work is birch ply or MR MDF depending on span and load. Face frames and doors are solid hardwood. Everything is machined on the same setting so stiles, rails and reveals line through, and shadow gaps stay parallel from one end of the run to the other.
Finish and materials
Finishing happens in the workshop wherever possible. Sprayed paint gives an even film that brushwork cannot match, and the only work left on site is the final touch-in around scribes and fixings.

How long does a garden room take to build?
Eight to twelve weeks from order, with two to three weeks on site once the base is in. The base itself is usually a separate week, ahead of the main build.
Do I need planning permission for a garden room?
Usually not, under permitted development, provided it is single storey, under 2.5m high within 2m of a boundary, not forward of the principal elevation, and covers no more than half the garden. Listed buildings, conservation areas and designated land have tighter rules — we check before quoting.
Can I use it all year round?
That is the point of building it properly. A fully insulated timber frame with a warm roof, double glazing and an air-source or electric heater is comfortable in January. A summerhouse specification is not.
Can it have water and drainage?
Yes, if there is a route to the existing drainage. A cloakroom or a small kitchenette is common. It usually pushes the project into building control territory, so we plan it in from the start.
Do you work with architects and builders?
Regularly. We can work to your drawings and specification, price from a schedule, and co-ordinate with the main contractor's programme. We are equally happy dealing directly with a homeowner from a rough sketch.
