Isle of Man is a county of rendered stone cottages, Victorian promenade terraces and rural farm properties. That is exactly the kind of building stock a garden room has to be drawn around, so we allow for it at survey stage rather than on fitting day — walls get checked for wind and plumb, floors for level, and the setting-out is taken from the worst reading, not the best.

How we build it
Moisture matters more than most people expect. Timber is conditioned before machining, and anything going into a kitchen, utility or bathroom is specified in materials that will not swell at the bottom edge. That is why the base of a well-made unit still closes cleanly after five winters.
Finish and materials
You can have it primed for your own decorator, sprayed in any RAL or heritage colour, or left in oiled timber. Oiled finishes can be refreshed at home; sprayed finishes are harder wearing and are what we recommend for kitchens and anything at knee height.

What cladding lasts best?
Siberian larch or western red cedar on a ventilated batten cavity. Both silver gracefully without treatment. Thermowood is a good-value alternative with similar stability.
Will it add value to the house?
A properly built, insulated and powered garden room typically returns most of its cost and makes the house more sellable. A cheap timber shed with a plug socket does not.
What foundation does it need?
Either a reinforced concrete raft or a screw-pile and steel frame system. Screw piles suit sloping or tree-rooted gardens and go in within a day; a raft suits flat ground and heavier buildings.
Does it need building regulations approval?
Not if it is under 30 square metres, single storey, contains no sleeping accommodation and is more than one metre from a boundary or built from non-combustible material. Add a shower or a bed and the position changes.
How long does a bespoke job take from order to fitting?
Most fitted furniture runs four to eight weeks from approved drawings to fitting day. Kitchens, staircases and timber windows are longer at eight to fourteen weeks because the components are larger and the finishing schedule is longer. We give you a date band at quotation and confirm the fitting week once the drawings are signed off.
