Northamptonshire is a county of ironstone villages, Victorian boot-and-shoe terraces and large new settlements. That is exactly the kind of building stock a garden room has to be drawn around, so we allow for it at survey stage rather than on fitting day — walls get checked for wind and plumb, floors for level, and the setting-out is taken from the worst reading, not the best.
How we approach it
Walls in Northamptonshire are rarely square and floors are rarely level. A garden room that is built in a workshop to a nominal size will show every millimetre of that. We survey first, scribe on site, and finish so the joint line disappears.
How we build it
Timber is chosen for the room it is going into. Painted work is built in tulipwood and moisture-resistant MDF because they hold a crisp arris and take a sprayed finish without grain rise. Where the grain is meant to be seen we use European oak, walnut or ash, with veneers laid so the figure runs continuously across a set of doors.
Finish and materials
Every finished job gets a short handover: what the surface is, how to clean it, and how to adjust a hinge if a door drops after the heating has been on for a season. Adjustment is normal in timber and takes about two minutes once you know which screw to turn.

Can I use it all year round?
That is the point of building it properly. A fully insulated timber frame with a warm roof, double glazing and an air-source or electric heater is comfortable in January. A summerhouse specification is not.
Can it have water and drainage?
Yes, if there is a route to the existing drainage. A cloakroom or a small kitchenette is common. It usually pushes the project into building control territory, so we plan it in from the start.
How long does a garden room take to build?
Eight to twelve weeks from order, with two to three weeks on site once the base is in. The base itself is usually a separate week, ahead of the main build.
Do I need planning permission for a garden room?
Usually not, under permitted development, provided it is single storey, under 2.5m high within 2m of a boundary, not forward of the principal elevation, and covers no more than half the garden. Listed buildings, conservation areas and designated land have tighter rules — we check before quoting.
Do I need to empty the room before you fit?
Clear the working wall and anything fragile. We bring dust sheets and a vacuum-extracted saw, but fitting makes dust and we would rather your furniture was out of the way. For kitchens we will agree a sequence with you so you keep a sink and a kettle for as long as possible.
