Surrey is a county of 1930s semis, Arts and Crafts detached houses and a steady flow of new-build estates. That is exactly the kind of building stock a garden room has to be drawn around, so we allow for it at survey stage rather than on fitting day — walls get checked for wind and plumb, floors for level, and the setting-out is taken from the worst reading, not the best.
How we approach it
Every garden room we make starts with a site survey and a set of setting-out drawings, not a catalogue page. We measure the opening in Surrey, check the walls for wind and the floor for fall, then cut a carcass that fits the room you actually have.
How we build it
Carcass work is birch ply or MR MDF depending on span and load. Face frames and doors are solid hardwood. Everything is machined on the same setting so stiles, rails and reveals line through, and shadow gaps stay parallel from one end of the run to the other.
Finish and materials
You can have it primed for your own decorator, sprayed in any RAL or heritage colour, or left in oiled timber. Oiled finishes can be refreshed at home; sprayed finishes are harder wearing and are what we recommend for kitchens and anything at knee height.

How long does a garden room take to build?
Eight to twelve weeks from order, with two to three weeks on site once the base is in. The base itself is usually a separate week, ahead of the main build.
Do I need planning permission for a garden room?
Usually not, under permitted development, provided it is single storey, under 2.5m high within 2m of a boundary, not forward of the principal elevation, and covers no more than half the garden. Listed buildings, conservation areas and designated land have tighter rules — we check before quoting.
Can I use it all year round?
That is the point of building it properly. A fully insulated timber frame with a warm roof, double glazing and an air-source or electric heater is comfortable in January. A summerhouse specification is not.
Can it have water and drainage?
Yes, if there is a route to the existing drainage. A cloakroom or a small kitchenette is common. It usually pushes the project into building control territory, so we plan it in from the start.
Is bespoke joinery more expensive than a fitted furniture chain?
On a like-for-like specification it is usually comparable, and often less. Chains price a standard carcass and then charge for every deviation. A bespoke maker prices the actual room once. Where bespoke does cost more is in the materials — solid hardwood and sprayed finishes cost more than foil-wrapped board, and they last a great deal longer.
