County Down is a county of rendered farmhouses, coastal villas and extensive modern development. That is exactly the kind of building stock a hardwood floor has to be drawn around, so we allow for it at survey stage rather than on fitting day — walls get checked for wind and plumb, floors for level, and the setting-out is taken from the worst reading, not the best.
How we approach it
Walls in County Down are rarely square and floors are rarely level. A hardwood floor that is built in a workshop to a nominal size will show every millimetre of that. We survey first, scribe on site, and finish so the joint line disappears.
How we build it
Carcass work is birch ply or MR MDF depending on span and load. Face frames and doors are solid hardwood. Everything is machined on the same setting so stiles, rails and reveals line through, and shadow gaps stay parallel from one end of the run to the other.
Finish and materials
You can have it primed for your own decorator, sprayed in any RAL or heritage colour, or left in oiled timber. Oiled finishes can be refreshed at home; sprayed finishes are harder wearing and are what we recommend for kitchens and anything at knee height.

What finish?
Hardwax oil for repairability, lacquer for maximum wear resistance in a hallway. Oil can be patched; lacquer has to be sanded back as a whole floor when it wears through.
What about expansion gaps?
Essential, around the whole perimeter and at thresholds, hidden under the skirting or a bead. A floor laid tight to the wall will buckle in the first humid spell.
Engineered or solid?
Engineered for most situations — it is far more stable across seasons and is the only sensible option over underfloor heating. Solid is fine over a stable timber subfloor in a room without heating below.
How wide should the boards be?
Wider boards suit larger rooms and read more generously; narrow boards suit smaller spaces and are more stable. Over about 220mm wide, engineered construction really matters.
Can you match existing joinery in the house?
Yes. We take a profile of the existing skirting, architrave or door and either match it from stock cutters or have a cutter ground so the new work runs identically. Matching an old paint colour is straightforward; matching aged oak takes a sample panel and a couple of attempts, which we build into the programme.
