Garden Rooms & Timber Studios in West Yorkshire

Insulated timber-frame studios with a proper foundation and a real roof.

West Yorkshire is a county of millstone-grit terraces, back-to-backs and substantial Victorian villas. That is exactly the kind of building stock a garden room has to be drawn around, so we allow for it at survey stage rather than on fitting day — walls get checked for wind and plumb, floors for level, and the setting-out is taken from the worst reading, not the best.

How we approach it

We build garden rooms & timber studios as cabinetmakers rather than fitters: machined joints, real carcass construction, and a finish applied under workshop conditions before anything reaches your West Yorkshire address.

How we build it

Timber is chosen for the room it is going into. Painted work is built in tulipwood and moisture-resistant MDF because they hold a crisp arris and take a sprayed finish without grain rise. Where the grain is meant to be seen we use European oak, walnut or ash, with veneers laid so the figure runs continuously across a set of doors.

Finish and materials

You can have it primed for your own decorator, sprayed in any RAL or heritage colour, or left in oiled timber. Oiled finishes can be refreshed at home; sprayed finishes are harder wearing and are what we recommend for kitchens and anything at knee height.

Straight answers

Garden Rooms & Timber Studios in West Yorkshire — common questions

Do I need planning permission for a garden room?

Usually not, under permitted development, provided it is single storey, under 2.5m high within 2m of a boundary, not forward of the principal elevation, and covers no more than half the garden. Listed buildings, conservation areas and designated land have tighter rules — we check before quoting.

Can I use it all year round?

That is the point of building it properly. A fully insulated timber frame with a warm roof, double glazing and an air-source or electric heater is comfortable in January. A summerhouse specification is not.

Can it have water and drainage?

Yes, if there is a route to the existing drainage. A cloakroom or a small kitchenette is common. It usually pushes the project into building control territory, so we plan it in from the start.

How long does a garden room take to build?

Eight to twelve weeks from order, with two to three weeks on site once the base is in. The base itself is usually a separate week, ahead of the main build.

Is bespoke joinery more expensive than a fitted furniture chain?

On a like-for-like specification it is usually comparable, and often less. Chains price a standard carcass and then charge for every deviation. A bespoke maker prices the actual room once. Where bespoke does cost more is in the materials — solid hardwood and sprayed finishes cost more than foil-wrapped board, and they last a great deal longer.
